There is no denying the power of Social Media and the possible reach you can have. We absolutely love how easily you can stay in from of your database as well as potential clients by being top of mind when it comes to real estate in your area! Here are a few tips to make social media work for you!



Reels on Instagram & Facebook / TikTok - There is no denying Reels and TikTok videos give you a HUGE reach! If you just start playing we know you will be blown away by the reach! Try giving yourself a 10 day challenge if you have never tried these before... make 10 videos (batch make videos for you to upload 10 days in a row).. it can be a lot easier to make all the videos at one time versus daily.


Share Stories on Instagram - Use the elements to ask questions, use sliders and have fun! These are a perfect way to create engagement with your followers. Different from Reels or TikTok which go out to everyone, Stories are more for those who already follow you. Use the elements to ask questions and get people engaged with your post!


Here are some content ideas:

  • Showcase your top three things to do in your area! (shopping, beaches, where you take your family, etc).

  • A quick interview with your lender to review new programs or the differences in loan types

  • What is the first step in buying a home?

  • What is the #1 tip you would give someone thinking about Selling? (painting those bright walls? Decluttering?)

  • Get Real - What is the most embarrassing thing that has ever happened to you while showing a home.

  • Newcomer guide to your area... what are the top three resources for someone new to the area?

  • Top 5 things to do to your home before putting it on the market.

Top Tips for your Social Posts

Keep your branding consistent - Colors, theme, logo, contact information, link to your website, call to action, and hashtags! When you post a new listing - Does it have Call X with phone in the text? How about, For full details - Visit (insert link to property on YOUR website).


Have a Content Calendar - Work Smarter, NOT Harder! Think of 3-4 social posts you can do consistently and pre-make content. This allows us to create and schedule content at the same time using the FREE Facebook Creative Studio. By taking the time to pre-schedule content, you can easily shore other content on the fly (events, photos of area, photos at an event, etc.) Just because you schedule premade content doesn't mean set it and forget it by any means. This is giving you consistency and giving you more time to share other live content.


Don't leave anyone hanging

One of our biggest pet peeves is when you create engaging content and people engage with it, share it etc and you leave them hanging! Always - Always - Always... engage back! These posts are trying to create conversations on social, so make sure if someone comments - you ALWAYS reply! Make it a rule and stick to it! Think of it as going to a party and someone starts talking to you and you just walk right past them... this is a HUGE missed opportunity!! After all it is SOCIAL media! Get Social! Once you get in the habit of engaging back... we promise, you will find the magic in how social media can be a game changer for your business!!!


WEEKLY ACTIVITY:

Create a Reel on Instagram by taking THREE 5-10 second videos of our favorite things to do around town and combine these videos, add some music!
